Equipment testing is different from an EICR

If you need the appliances or plug-connected tools at your property checked, PAT testing is the service to discuss. An EICR checks the fixed wiring instead. Tell us which equipment or report you need, and we'll help you agree the right scope.

The equipment scope should be agreed from an inventory rather than the number of rooms in the building. Identify items supplied to tenants or used by staff, where they are located and which devices cannot readily be disconnected.

Visual checks and appropriate tests

We'll examine the equipment for visible damage and carry out the appropriate electrical tests. Plugs, cables and casings can show problems that a test alone won't pick up. The results describe the equipment at the time of checking; continued care and maintenance still matter afterwards.

HSE recommends deciding equipment maintenance from the risks: equipment type, how it is used, the environment and previous findings matter. There is no blanket legal rule that every portable appliance must receive a PAT test each year.

Planning access to business and rental equipment

Some checks require equipment to be unplugged. We'll discuss access and any equipment that can't be switched off without affecting your staff or tenants. A list of items and their locations helps us plan the visit, including computers, refrigeration and equipment with hard-to-reach plugs.

For rental properties, distinguish landlord-supplied equipment from items belonging to occupants. Explain the type of letting and any requirement for the records. Equipment testing does not replace fixed-installation inspection or the wider maintenance arrangements for the property.

Understanding your results

The results should be useful after we leave. We'll agree how items are identified and findings are recorded, including equipment we couldn't access or that falls outside the agreed scope. Clear identification helps you match a result to an appliance even if it's moved.

Discuss how failed or damaged items will be reported and what follow-up is needed. Keep the inspection and testing record with the equipment inventory, using previous findings to inform future maintenance rather than relying only on stickers.

An onsite visit before the quotation

Call with your location and an idea of how much equipment needs checking. We'll arrange an onsite visit to assess the work and access before preparing a quotation, with the equipment scope set out so you know what's included.

If an item is missing, inaccessible or outside the agreed scope, that should be made clear in the record. Discuss additions and changes before assuming they are covered by the quotation.
